The Challenge

Mira Consultants approached us with a premium residential project spread across Worli, Prabhadevi, and Sewri — three of the most sought-after and expensive micro-markets in South Mumbai. Flats in this belt are priced significantly higher than the city average, which meant the buyer pool was narrow, highly specific, and used to dealing with multiple builders and brokers at once.

When we took over, the campaign had two distinct problems that needed to be solved one after another:

  • No consistent lead flow — the existing campaign setup was simply not generating enough inquiries from a market as competitive and saturated as Worli–Prabhadevi–Sewri.

  • Once lead flow improved, lead quality dropped — the early leads that did come in were largely junk: incomplete details, unrealistic budgets, out-of-market inquiries, and people who had no real intent to buy in this price segment.

  • South Mumbai real estate runs on referrals and reputation — every irrelevant lead passed to the sales team eats into their time and trust in the digital channel.

  • Client satisfaction was the top priority — for us, the campaign could not be considered successful on lead count alone; the leads had to convert into real conversations for the sales team.

The brief was clear: first fix the lead flow problem, and then — without losing that flow — fix the quality problem.

Strategy

We approached this as a two-phase project — first solving for lead flow, and then solving for lead quality without disturbing the flow that had been built.

Phase 1 — Building Lead Flow

  • Conducted an in-depth study of the Worli, Prabhadevi, and Sewri micro-markets — connectivity (Sea Link, BKC, Lower Parel), redevelopment momentum in Sewri, and the premium lifestyle positioning of Worli and Prabhadevi.

  • Rebuilt the audience strategy with hyper-local targeting around South Mumbai pin codes, combined with lookalike and interest-based segments for HNI homebuyers and investors.

  • Restructured ad sets and budget allocation based on early performance data, shifting spend toward the combinations that were actually producing inquiries.

  • Used Meta Instant Lead Forms for a frictionless, mobile-first experience to maximise form completion rates.

This phase worked — leads started flowing in. But the quality of those leads quickly became the next problem to solve.

Phase 2 — Fixing Lead Quality

Once leads started coming in but a large share of them were junk, the focus shifted entirely to filtering for genuine intent — without cutting off the flow that had just been established.

  • Refreshed the creative strategy — new ad creatives were built to lead with the price range, location advantage, and project positioning upfront, so that the offer was crystal clear before a person clicked through.

  • Rebuilt the lead form structure — added qualifying questions around budget range, purpose of purchase (self-use vs. investment), and timeline, so unserious or mismatched inquiries self-filtered before submission.

  • Sharpened the messaging to speak directly to the Worli–Prabhadevi–Sewri buyer profile, reducing curiosity clicks from audiences outside the realistic budget bracket.

  • Ran continuous A/B testing on creatives and form variants, using early sales-team feedback on lead quality as the benchmark for what to scale and what to pause.

This combination — sharper creatives plus a smarter lead form — turned the campaign around. The same channel that was producing junk inquiries started producing leads the sales team could actually work with.
